We offer two options for terminations:
Free: We send a courtesy notice to the title company and the lender, then stop working on the file.
$75: We will generate the Trust Money release, circulate it for all necessary signatures, upload and submit it to your compliance platform, and ensure the funds are released to the rightful party.

Yes! We will partner you with a dedicated TC on our team. They will be your go-to person handling all your files for seamless processing. When your TC is on vacation or out sick, another of our TCs will step in to ensure you still receive stellar service.

We require the bound contract and the completed contract submission before we start working your files.
All contracts submitted to us by 4pm on any given business day will be processed the same day!

No. We are happy to recommend vendors vetted by other clients, submit a repair estimate request through BossCat, or communicate scheduled appointments with the other agent but we do not schedule repairs or repair estimates.

No. Explaining inspections is a licensed activity. We will refer your clients back to you if they ask us which inspections they need to obtain.

No. As unlicensed TCs, we are not permitted to explain ANY contract documents to your client. We are happy to send them documents to sign on your behalf, and will refer them back to you if they have any questions.

No. This is the job of the agent. Once you have the conversation with your buyer, we are happy to draft up the Repair Proposal at your direction and approval, but we are not permitted to advise your client in any capacity.

No. We come in to play once your clients are already under contract or have agreed to sell their home. The Buyer Rep or Listing Agreement must be signed before you submit your file to us.

No. We will never send wiring instructions to any party in the transaction. We will connect your client with the recipient of their wire via email and encourage safe wiring practices, such as verifying wiring instructions via a published number.
